The Confluence uses a mixed-income model to support a diverse and stable community. Rent is not determined by unit size alone — eligibility is based on income and household size.

Tenant Insurance
Tenant insurance is required and must be maintained throughout the tenancy.
Smoking
Suites and interior common areas are non-smoking. Designated outdoor areas may be provided.
Pets
One pre-approved cat or one small dog may be permitted. A pet deposit is required.
Utilities
Residents are responsible for setting up and paying their BC Hydro account.
Parking
Parking is available on a first-come, first-served basis. Only insured and operational vehicles are permitted; no RVs, trailers, or boats.
Security Deposit
The security deposit is equal to half of one month’s rent, in accordance with tenancy legislation and BC Housing guidelines.

Complete an application through the website. Income and household details are required to determine eligibility. Personal information is handled confidentially.
Applications are reviewed to confirm eligibility and required documentation, including three months of bank statements and a notice of assessment from the previous tax year. References are contacted for eligible applicants.
Approved applicants receive a tenancy agreement and clear move-in information. A move-in inspection will be conducted by the tenant and landlord (or landlord’s agent).
